FORUM SUMMARY:
Property Situation: An applicant is proposing an approximately 4,500 square foot office
building on approximately .74 acres located at 2110 E. SH 114
Development Details:
Site plan for a single story 4,500 sf office building
Building located west of Kimball Avenue on 0.74 acre vacant lot
Current zoning is SP2 – C2
Drainage channel to the north of the property
The current development has a landscape buffer from 114
The applicant will have landscape screening and save 70% of trees to meet /
exceed landscape plan

Drainage is significant on the property; therefore, it will be important for the applicant to
format landscaping and build retaining walls correctly.
The aesthetics of the building are good, but there needs to be additional landscaping on
the north side of the property.
Kimball Park developer would like to see building materials (i.e. stone, not brick) used to
create the building to match other properties in Kimball Park .
Focus on landscaping, drainage and signage.
1. Have you given thought to signage? (The developer of Kimball Park would like to
engage in a joint monument sign with the applicant)
A: We would be happy to enter into discussions with you on that proposal with our
developer
2. When will construction begin?
A: As soon as the plans are approved. This is only the first stage in the process.
3. If the building incorporates medical usage in addition to professional offices, is there
enough parking available for medical usage?
A: There is enough parking for mixed usage between professional and medical
practices.
