Item 6A S-P-1 and Variance Request= April 23, 2018 City of Southlake 1400 Main Street Suite 310 Southlake, Texas 76092 Re: Carroll SB BB - Phase 2 LPA Project No. 1763210 ZA18-030 Dear: Dear Mayor and City Council, Attached is our Formal submission for the 4/2/18 Formal Submittal deadline for the Carroll ISD Athletics Phase 2 project. Addition of new indoor batting cage facility with concessions building, new girls softball locker room, baseball dugouts, storage buildings, additional baseball bleachers, and associated sitework. The proposed improvements will comply with all previously approved zoning regulations and conditions of approval with the following exceptions. Regulatory modifications to the CS development regulations to include the following: Impervious Calculations – Permit Impervious coverage up to 70.0%. Building Articulation - Vertical and horizontal articulation will be allowed as shown on the elevations. Buffer Yards – Existing buffer yards to remain as they exist. Variance Request: Landscaping - We are variance to the Landscape Ordinance 544-B to request relief from the interior landscaping requirement. Masonry Calculations – We are requesting a variance to the Masonry Ordinance No. 557 as amended. The Activity Center (Building A) and the new Concessions and Pressbox do not meet the required City of Southlake’s 80% Masonry Ordinance. This is shown on each the building’s associated elevations (see Sheets A-A2.01 and A-BC2.01), and in the tabulation list below. The existing Activity building (Building A) is a pre-engineered metal building with a stucco façade and brick base. The intersection between these two materials has been a source of leaking and maintenance problems for Carroll ISD. The corrugated metal panel, being a lighter element than masonry, would serve as a rainscreen on the existing Activity Center (Building A) to prevent future water intrusion. Due to the building’s existing structural system, we are limited to lighter weight screening materials. By using the proposed metal panels we can relieve the maintenance issues while providing aesthetic conformity throughout the Carroll Senior High School campus which already uses a corrugated metal panel look on the most recent additions to the campus. The pressboxes are both existing EIFS systems and are in poor condition. We are looking to replace those at the upper level with metal panel. The screenwall below the pressbox is masonry.
