Central Expressway, Suite 1400, Dallas, TX 75243 hartgaugler.com April 2, 2018 Mr. Dennis Killough City of Southlake, Texas Planning and Development Services 1400 Main Street, Suite 310 Southlake, Texas 76092 Re: Carroll Independent School District Carroll Elementary School Campus HGA Project Number 217194 Dear Dennis: Carroll ISD desires to add to the existing elementary school building, add parking on the west side of campus and revise the bus loop on the campus located south of Continental Boulevard in Southlake, Texas. Roadway/Access: The traffic pattern onsite will not be substantially affected by this development. Water and Sanitary Sewer service: The building addition will be served from existing services. Storm Sewer: A storm drain pipe will be re-routed to accommodate the new building addition. Electric, Telephone, and Gas: Franchise utilities exist on-site. Landscape: New plantings shall comply with applicable requirements of the City of Southlake Landscape Ordinance. Based on the size of the expansion, we will be evaluating the existing landscape to determine if it meets the Landscape Ordinance. Additions and renovations of the existing facility consisting of the following: · A new gym addition that will be utilized as an exercise space while also serving as a tornado storm shelter · Three new classrooms and five break-out spaces and renovations to existing gym to create a wing specifically dedicated to the art and science classrooms · Upgrades to the existing stage · Maker spaces will be created with a new cubby layout · Exterior windows will be added to any classroom with no fenestration · Upgrades of all the boys’ and girls’ restrooms · Flooring to be repaired/ replaced in the existing corridors, the replacement of ceiling grid & tiles with mechanical repairs & replacement, roofing repairs and exterior waterproofing upgrades will be carried out. Phasing: Phase 1 – June 2018 – September 2018 - T-buildings - Stage upgrades - Geothermal well fields (possible) - Earthwork for additions Phase 2 –September 2018- January 2019 - Gym Addition - Classroom additions - Geothermal conversion (possible) 12801 N.
