Item 6G Variance Request Letter= April 23, 2018 City of Southlake 1400 Main Street Suite 310 Southlake, Texas 76092 Re: Carroll Old Union LPA Project No. 1763010 ZA18-031 Dear: Dear Mayor and City Council, Attached is our Formal submission for the 4/2/18 Formal Submittal deadline for the Carroll ISD Old Union Addition Renovation. Scope includes addition of new classroom wing and renovation of existing interior spaces, as shown on submission documents. The proposed improvements will comply with all previously approved zoning regulations and conditions of approval with the following exceptions. Building Articulation - We are requesting a variance to the horizontal and vertical articulation requirements (Ord. 480 as amended) as shown on the attached elevations. The building elevations are in alignment with the language of the existing buildings on the facility, and it is our intent to match their aesthetic and detailing. Landscaping - We are variance to the Landscape Ordinance 544-B to request relief from the interior landscaping requirement. Bufferyards – We are requesting a variance to the bufferyard requirements in Zoning Ordinance No. 480, as amended, Section 42 to allow the existing bufferyards to remain as they exist. Note of clarification on listed metal panels. Building height was raised where the addition connects to allow for proper roof drainage. The roof level was raised, and the new sidewalls are proposed to be metal panel. These elevations are in compliance with the 80% masonry requirement.
