Central Expressway, Suite 1400, Dallas, TX 75243 hartgaugler.com April 2, 2018 Mr. Dennis Killough City of Southlake, Texas Planning and Development Services 1400 Main Street, Suite 310 Southlake, Texas 76092 Re: Carroll Independent School District Johnson Elementary School Campus HGA Project Number 217329 Dear Dennis: Carroll ISD desires to add to the existing elementary school building on the campus located south of Continental Boulevard in Southlake, Texas. Roadway/Access: The traffic pattern onsite will not be substantially affected by this development. The fire lanes will be adjusted for the new building addition. Water and Sanitary Sewer service: The building addition will be served from existing services. A water line will be relocated for the new building addition. Storm Sewer: No additional storm drain piping is expected. Electric, Telephone, and Gas: Franchise utilities exist on-site. Landscape: New plantings shall comply with applicable requirements of the City of Southlake Landscape Ordinance. Based on the size of the expansion, we will be evaluating the existing landscape to determine if it meets the Landscape Ordinance. Additions and renovations of the existing facility consisting of the following: ·A new gym addition that will be utilized as an exercise space while also serving as a tornado storm shelter ·Two new Kindergarten classrooms and four break-out spaces and additional storage ·(8) new 4th grade classrooms with additional storage. ·Leveling existing auditorium floor ·Maker spaces will be added with a new cubby layout ·Exterior windows will be added to any classroom with no fenestration and skylights in 3 corridors ·Upgrades to the boys’ and girls’ restrooms not previously renovated in 2010 renovations. ·Flooring to be repaired/ replaced in the existing corridors, the replacement of ceiling grid & tiles with mechanical repairs & replacement, roofing repairs and exterior waterproofing upgrades will be carried out in specified areas not done in 2010 renovations. Phasing: Phase 1 – June 2018 – September 2018 -T-buildings -Renovations and temp classrooms at Auditorium -Geothermal well fields (possible) -Earthwork for additions Phase 2 –September 2018 - January 2019 -Gym Addition Narrative 12801 N.
