warrant and forever defend all and singular the title to the property on behalf of Grantee
and Grantee's successors and assigns, by and through Grantor but not otherwise.
Reservations from Conveyance and Warranty:
Grantor reserves to Grantor, and Grantor's heirs, successors and assigns, and does not
include in this conveyance Grantor's interest in any all of the oil, gas, and other minerals
of every kind, located in, on, and under the Subject Property, including any rights, royalty
interests and other interests in any existing mineral leases.

Exceptions to Conveyance and Warranty:
This conveyance is subject to easements, restrictions, reservations, covenants, conditions,
oil and gas and other mineral leases, and mineral severances of record, but only to the
extent that such items are still valid and in force and effect at the time of execution of this
deed.
Waiver of Right to Use Surface:
Grantor hereby forever waives and releases any and all rights of Grantor, and Grantor's
heirs, successor or assigns, to enter upon or use the surface of the Property Conveyed in
any manner whatsoever. Neither Grantor nor Grantor's heirs, successor or assigns shall
ever explore for, mine or drill for or otherwise produce the oil, gas or any other minerals
reserved herein from or on the surface of the Property Conveyed; rather, Grantor and
Grantor's heirs, successor or assigns shall have the right to produce the oil, gas, and other
minerals reserved herein only by directional drilling or other indirect means at a depth of
not less than two hundred feet (200') below the surface, and in a manner which does not
enter upon, or interfere with the use or enjoyment of, the surface of the Subject Property
by Grantee, its successors and assigns, or disturb any improvements now or hereafter
situated on the surface of the Property Conveyed, or undermine the vertical or lateral
support of any improvements now or hereafter situated on the surface of the Property
Conveyed.
Acknowledgement and Acceptance of Access Limitations:
Grantor acknowledges that access to Grantor's remaining property shall be subject to
applicable governmental regulations, including but not limited to city zoning, platting,
public safety, street and roadway design, and permitting ordinances, and Texas
Department of Transportation policies and regulations. Grantor accepts such restrictions
on Grantor's access in the interest of public safety.
Conveyance:
For and in consideration of the sum of Ten Dollars and no cents ($10.00) and for other
good and valuable consideration, the receipt and sufficiency of which are hereby
acknowledged, Grantor does hereby dedicate, assign and convey unto the Grantee and its
successors and assigns, the Property Conveyed, as described above.

Being a 3,322 square foot tract of land situated in the J. B. Martin Survey, Abstract No. 1134, City
of Southlake, Tarrant County, Texas, and being a portion of Lot 1, Block 1 of Solana Addition, an
addition to the City of Southlake, as recorded in Instrument No. D202371425 of the Official Public
Records of Tarrant County, Texas, said Lot 1 being conveyed to VERIZON WIRELESS TEXAS,
LLC, d/b/a Verizon Wireless by General Warranty Deed dated December 31, 2003 as recorded
in Instrument No. D203474809 of the Official Public Records of Tarrant County, Texas, said 3,322
square foot tract of land being more particularly described by metes and bounds as follows:
COMMENCING at a TXDOT Type II monument found for the intersection of the existing northeast
right-of-way line of State Highway 114 (a variable width right-of-way) conveyed to the State of
Texas as described in Instrument No. D199275102 of said Official Public Records of Tarrant
County, Texas, with the existing north right-of-way line of Dove Road (a variable width right-of-
way) as described in said Instrument No. D199275102, said TXDOT Type II monument being the
intended southwest corner of said Lot 1; THENCE North 24 degrees 20 minutes 25 seconds West,
with said existing northeast right-of-way line of State Highway 114 and with the intended
southwest line of said Lot 1, a distance of 570.72 feet to a 5/8 inch iron rod with blue cap stamped
"GORRONDONA" set for the POINT OF BEGINNING, said 5/8 inch iron rod with blue cap
stamped "GORRONDONA" being the intersection of the proposed northeast right-of-way line of
State Highway 114 with said existing northeast right-of-way line of State Highway 114;
1.) THENCE North 24 degrees 20 minutes 25 seconds West, with said existing northeast
right-of-way line of State Highway 114 and with the intended southwest line of said Lot 1,
a distance of 236.46 feet to a point for the intended northwest corner of said Lot 1 and the
intended southwest corner of a called 25.12 acre tract of land conveyed to Dallas MTA,
L.P. as recorded in Instrument No. D213036552 of said Official Public Records of Tarrant
County, Texas;
2.) THENCE North 65 degrees 38 minutes 18 seconds East, with the intended northwest line
of said Lot 1 and the intended southeast line of said called 25.12 acre tract of land, passing
at a distance of 0.79 feet, a 5/8 inch iron rod with cap stamped "HUITT ZOLLARS" found
for the called northwest corner of said Lot 1 and the called southwest corner of said called
25.12 acre tract of land, in all, a distance of 17.44 feet to a 5/8 inch iron rod with blue cap
stamped "GORRONDONA" set for the intersection of said proposed northeast right-of-
way line of State Highway 114 with the northwest line of said Lot 1 and the southeast line
of said called 25.12 acre tract of land, said 5/8 inch iron rod with blue cap stamped
"GORRONDONA" being the beginning of a non -tangent curve to the right having a radius
of 4,843.00 feet, a central angle of 02 degrees 25 minutes 07 seconds, and whose chord
bears South 23 degrees 12 minutes 54 seconds East, a chord distance of 204.41 feet,
from which a 5/8 inch iron rod with blue cap stamped "GORRONDONA" set for reference

3.) THENCE Southeasterly, with said non -tangent curve to the right and with said proposed
northeast right-of-way line of State Highway 114, an arc length of 204.43 feet to a 5/8 inch
iron rod with blue cap stamped "GORRONDONA" set for corner;
4.) THENCE South 67 degrees 59 minutes 40 seconds West, with said proposed northeast
right-of-way line of State Highway 114, a distance of 12.00 feet to a 5/8 inch iron rod with
blue cap stamped "GORRONDONA" set for the beginning of a non -tangent curve to the
right having a radius of 4,831.00 feet, a central angle of 00 degrees 23 minutes 13
seconds, and whose chord bears South 21 degrees 48 minutes 44 seconds East, a chord
distance of 32.62 feet;
5.) THENCE Southeasterly, with said non -tangent curve to the right and with said proposed
northeast right-of-way line of State Highway 114, an arc length of 32.62 feet to the POINT
OF BEGINNING, and containing 3,322 square feet or 0.076 acres of land, more or less.
