FORUM SUMMARY:
Property Situation: An applicant is proposing a zoning change to modify parking requirements
for Urban Air Adventure Park to occupy the currently vacant 60,000 square foot space located
at 2125 W. Southlake Blvd. in Southlake Marketplace
Development Details:
Site plan for zoning case
o Zoning change for parking reduction
o Current ratio for parking spots is 1 to 100, totaling roughly 600 parking
spaces for a 60,000 SF building
Looking to reduce that ratio to 1 to 200, totaling roughly 300 parking
spaces based on square footage
Meeting parking requirement by just a few spaces
o Maintain buffer yards already established for entire shopping center
o Facility will require its employees to park in front of the building instead of
the rear
This requirement will hope to minimize impact on the surrounding
neighborhoods
o Facility will also require its employee to take breaks in a designated break
room in the facility
This requirement will also help in efforts to control the impact on the
adjacent neighborhood
o The facility will utilize box trucks for deliveries
Box trucks will not be 18 wheelers and will not make late night
deliveries
Deliveries will be during normal business hours
Deliveries will be made a couple times a week
Company hopes this will also help minimize impact to the
adjacent neighborhoods and surrounding community

o Relocate current Rabin Air store in Southlake to this new location on
Southlake Blvd.
o Urban Air wants to utilize 60,000 SF vacant space (former Walmart)
o Urban Air hopes this entertainment center will expand, grow and
redevelop the area
o The company does not plan to change the exterior look of the building,
however they will bring in signage to place on exterior of the building
o This location will have electric Go Kart track in the facility
o Urban Air caters to young children ages 1-14
o This facility will be fully employed and monitored
o Fully contained operation inside the facility
o Urban Air hopes to revitalize the shopping center and surrounding area
o This facility will help create many new jobs

1. What is the estimated timeline for construction and grand opening of the facility,
depending on the outcome of the development process?
A: Company hopes to close on the purchase of the vacant property early summer.
Construction will only take a couple months. Urban Air is hoping to open for business
early fall, before the holiday season begins
