AN ORDINANCE AMENDING ORDINANCE NO.
161 OF THE CITY OF SOUTHLAKE BY
AMENDING THE ZONING CLASSIFICATION
OF 69.14 ACRES OF LAND OUT OF THE
THOMAS MAHAN SURVEY, ABSTRACT NO.
1049 OWNED BY WILLIAM D. FARRAR, JR.,
FROM "AG AGRICULTURAL DISTRICT" TO
"H HEAVY COMMERCIAL DISTRICT"
WHEREAS, after receipt of request for change of zoning,
notice given to applicable property owners of public hearing,
notice of public hearing published, and public hearing hav-
ing been conducted, all in compliance with Ordinance No. 161
of the City of Southlake, Texas,
NOW THEREFORE:
Be it Ordained by the City Council of the City of
Southlake, Texas:
SECTION 1. The certain Ordinance No. 161 passed by the
City Council of the City of Southlake, Texas, January 7,
1969, and being the "Comprehensive Zoning Ordinance" is
hereby amended insofar as the 69.14 acre tract of land
owned by William D. Farrar, Jr., out of the Thomas Mahan
Survey, Abstract No. 1049, Tarrant County, Texas, bounded
by State Highway 114 on the North and by F.M. 1709 on the
South and more particularly described by metes and bounds
as follows:
BEGINNING at a point in the West line of and
50 feet North of the Southwest corner of the
T. Mahan Survey, also being the intersection
of the East line of a 57.10 acre tract, and
the North line of F.M. Road 1709;
THENCE North 0 degrees 19 minutes West, 1239.96
feet along said West line of the T. Mahan Sur-
vey, to a point for a corner;
THENCE North 89 degrees 38 minutes East, 756.91
feet to a point in the South line of State High-
way 114 (a 225.0 ft. R.O.W.) which is on a curve
to the left, having a radius of 5883.80 feet,
and an internal angle of 12 degrees 30 minutes;
THENCE in an Easterly direction along said curve
to the Left, 1283.65 feet to the point of tangency;
THENCE South 86 degrees 19 minutes East, 666.48
feet continuing along said South line of State
Highway 114, to a point in the East line of
said T. Mahan Survey;
THENCE South 1 degree 21 minutes East, 924.48
feet along said East line of the T. Mahan Sur-
vey to a point in said North line of F.M.Road
1709, being on a curve to the Right having a
radius of 1041.36 feet, and an internal angle
of 18 degrees 11 minutes;
THENCE in a Westerly direction along said curve
to the Right, 330.40 feet to the point of tangency;
THENCE North 89 degrees 57 minutes West, 2374.93
feet, along said North line of F.M. Road 1709, to
the point of beginning,
is changed from its prior zoning classification of "'AG'
Agricultural District" to a zoning classification of "'H'
Heavy Commercial District".
SECTION 2. Attached to this Ordinance No. 161 -9 and made a
part hereof is an agreement between William D. Farrar, Jr.,
and the City of Southlake pertaining to setting aside a
50 foot strip along State Highway 114 for street purposes
and a right-of-way deed granting a 50 foot strip of land
by William D. Farrar, Jr . , to the City of Southlake for
street purposes.
SECTION 3. The official zoning map created by said Ordi-
nance No. 161 is hereby amended to reflect the change in
zoning classification made by this Ordinance.
SECTION 4. The said Ordinance No. 161, except as amended
by this Ordinance No. 1 61 -9 and Ordinances No. 161-1 through
-8, remains in effect in all other respects as originally
passed.
This Ordinance shall take effect after its passage
and any publication or posting, if any, as required by law.
