Re: Urban Air Parking Study - Review of Revised Study

Per your request, we have completed a review of the revised parking study for the proposed Urban Air Adventure
Park located in the Southlake Marketplace Development. The study was conducted by Winkelmann & Associates
and dated March 5, 2018.
We offer the following comments on the submitted study. Our comments are numbered for ease of reference
and the numbering does not imply any ranking.
1. The Urban Air Adventure Park is proposed for a former Wal-Mart Neighborhood Market grocery space
located in the Southlake Marketplace Development. According to the study the facility would be
approximately 60,000 square feet in total size with 40,000 sq.ft. of trampoline park and 20,000 sq.ft of
space allocated to a go-cart track.
2. The previous parking study indicated that the site will provide 296 parking spaces. The revised study
indicates that 301 parking spaces will be provided for the proposed Urban Air Adventure Park.
3. Based on the data presented in the revised study, the applicant is requesting that the parking requirement
for the site be established at 1 space per 200 sq. ft., resulting in a parking requirement of 295 spaces.
4. The revised study has included a recorded Declaration of Restrictions and Grant of Easements from
Tarrant County records, which provides for a shared parking agreement among the tenants of the
Southlake Marketplace development and will allow for overflow parking for the Urban Air site if parking
demand exceeds the 301 spaces proposed.
5. Based on the parking demand data from the other sites included in the study and the presence of a formal
shared parking agreement, the proposed number of parking spaces appears to be acceptable for the
Urban Air Adventure Park.
