Item 5 - Narrative and Variance RequestsATA Construction Rob Wilson 972-965-9339 jrwfamily@sbcglobal.net Donnie Ward 817-988-0784 ataconst@aol.com 3-23-18 VARIANCE REQUEST To: City of Southlake From: ATA Construction/ Shuck Me Restaurant-Roger Haverkamp Dear Sir, We are respectfully asking for a variance on the Masonry Ordinance No. 557 at the Shuck Me restaurant at 585 Randol Mill in Southlake. We recently opened the restaurant back in November and have been overwhelmed with the amount of business and it has far exceeded all expectations. Therefore, we had hoped to expand more dining area into the unused storage space at the rear of the building. That being said, we would also need another walk in cooler to support the expansion. The walk in cooler would adjoin the building on the NE corner which is the rear left of the building as facing the restaurant from Randol Mill. We are asking for the masonry variance because there is a wood screen fence to the west of the proposed cooler at the NW corner of the building, and there is also a wood screen fence to the east of proposed cooler at the NE corner of the building that blocks it. Another reason we are asking for the variance is that the vast majority of the building is all metal, the only portion that is masonry (stone) is across the front and it is only 8’ tall in that area. Just doesn’t seem to make sense to put stone on a piece of kitchen equipment that is surrounded by all of the HVAC equipment and is out of plain sight, especially since the majority of the building is just metal exterior anyway. ATA Construction & Shuck Me has taken great pride in taking an old closed down convenience store that was an eyesore to the community and turning it into one of the top new restaurants in town. We want to do everything we can to the place to have good curb appeal, but only where it makes sense. The existing driveway centerlines do not meet the required 250’ distance. The 2 driveway approaches were just installed by TX DOT during the Davis Blvd expansion project. We are asking that they remain as they currently exist. 2)The stacking depth of the existing driveway approaches that were just installed by TX DOT are basically zero. We are asking for variance on this and for the driveways to remain as they currently exist. 3)We are asking for variance on perimeter fence ordinance 480 section 39. The neighbor to the south (Shafqat Rizvi) has erected a 6’ tall solid vinyl PVC fence. The property to the north and east are owned by the same Foundation (Evelyn Hudson Foundation) and they have erected a 6’ tall wrought iron and brick column fence on the north side and a 6’ tall wrought iron fence to the east side. We are asking for variance as to leave the neighbors fence as it currently exists. Thank you for consideration on these variances.
