18-007RESOLUTION NO. 18-007 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF SOUTHLAKE, TEXAS, GRANTING A SPECIFIC USE PERMIT TO OPERATE AS A BAR OR TAVERN FOR THE GINGER MAN LOCATED ON PROPERTY DESCRIBED AS LOT 3R, BLOCK 22, SOUTHLAKE TOWN SQUARE ADDITION, AN ADDITION TO THE CITY OF SOUTHLAKE, TARRANT COUNTY, TEXAS, LOCATED AT 1512 EAST SOUTHLAKE BOULEVARD, SOUTHLAKE, TEXAS, MORE FULLY AND COMPLETELY DESCRIBED IN EXHIBIT "A", AND AS DEPICTED ON THE APPROVED SITE PLAN ATTACHED HERETO AND INCORPORATED HEREIN AS EXHIBIT "B" AND PROVIDING AN EFFECTIVE DATE. WHEREAS, a Specific Use Permit to allow a bar or tavern has been requested by a person or corporation having a proprietary interest in the property zoned as "DT" Downtown District; and, WHEREAS, in accordance with the requirements of Section 45.1(1) of the City's Comprehensive Zoning Ordinance, the Planning and Zoning Commission and the City Council have given the requisite notices by publication and otherwise, and have afforded the persons interested and situated in the affected area and in the vicinity thereof; and, WHEREAS, the City Council does hereby find and determine that the granting of such Specific Use Permit is in the best interest of the public health, safety, morals and general welfare of the City. NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF SOUTHLAKE, TEXAS: SECTION 1. A Specific Use Permit is hereby granted to allow a bar or tavern, on property within the City of Southlake, Texas, located at 1512 East Southlake Boulevard, being legally described as Lot 3R, Block 22, Southlake Town Square Addition, an Addition to the City of Southlake, Tarrant County, Texas, more fully and completely described in Exhibit "A", and as depicted on the approved Site Plan attached hereto and incorporated herein as Exhibit "B" and providing an effective date, subject to the provisions contained in the comprehensive zoning ordinance and the restrictions set forth herein. The following specific requirements and conditions shall be applicable to the granting of this Specific Use Permit: Approved subject to the Staff Report dated February 27, 2018, and noting this approval of this SUP will be valid for the term of the lease and extension of the lease to The Ginger Man. We strive to provide the best selection of fine imported and domestic beer and Nine in comfortable surroundings. W -e are especially proud of our selections of Belgian ales and lambics. Olccoberfest brews. British it, Genmui been. and craft beer from mierobreweries local to each pub as well as from across the LSSA. Each of the Texas pubs has an outside beer garden as well as comfortable inside seating areas. In the last year. we have added classic cocktails to our menu. As .with our beer. our liquor is a limited offering of traditional drinks. We opened in Southlake nine years ago and believe that we have been a good neighbor and a unique addition to the entertainment environment in Southlake_ Our pubs create an environment that invites conversation and interaction among our Quests. We do not play music at ear-sphtting volumes, and while our pubs are uniformly popular and omen operate at capacity, we are not a loud and rowdy. beer halt. Since we serve premium beer and wine stat prices appropriate to the quality), we do not attract a huge crowd of ti-oung people looking for the most "buzz for a buck-. Our clientele in Houston, Austin. and the Dallas -Ft. Worth area comprise a mixture of young professionals and those more established. and an eclectic group of people with an interest in premium and craft beers. Our Houston pub opened in 1985, the Dallas and Austin locations in the mid 1990s. and Ft. Worth and Piano more recently. all are successftiul, and we have developedan efficient management style to complement the knowledge required to care for a large selection of arious sry les of beer. R'e know what to serve. how to serve it properly, and ho,v to be a good neighbor.
