This property has existing improvements and building was constructed in 2000. This property is a part of a three (3) buildin g
multi-tenant lease project. All three (3) properties are separately platted.
The property is located in an Industrial and Office/Flex area with existing office, warehouse, light manufacturing, trades,
commercial schools, medical labs, and other related uses.
ACCESS:
The subject property as three (3) curb-cuts for ingress/egress on Nolen Drive and two (2) curb-cuts for ingress/egress on
Exchange Blvd. for cross access for the three (3) buildings.
There are existing drive lanes and access paths for vehicular and pedestrian travel.
Existing sidewalk adjacent to the building on the west / south / east sides of the building. North side is the back of the p roperty.
LIGHTING:
The subject properties have exterior wall pack lights on the front and rear elevations of the buildings.
AIRPORT OVERLAY ZONE:
The property is existing construction since 2000 -2002 and it is ownership’s understanding that the Properties and Buildings
meet the existing requirements for the Airport Overlay Zone. The Property was sold in May 2016 with no known issues or
additional requirements necessary.
