Item 6ACase No. ZA18-011 S T A F F R E P O R T March 27, 2018 CASE NO: ZA18-011 PROJECT: Site Plan for J McLaughlin EXECUTIVE SUMMARY: The Richmond Group is requesting approval of a Site Plan for J McLaughlin on property described as Lot 5, Block 5R, Southlake Town Square, an addition to the City of Southlake, Tarrant County, Texas and located at 1429 Main St. (also addressed by Tarrant Appraisal District as 1431 Main St. and the lease space is addressed as 1439 Main St.), Southlake, Texas. Current Zoning: “DT” Downtown District. SPIN Neighborhood #8. DETAILS: This project is located on the south side of Main Street between Grand Avenue and Central Avenue. The purpose of this request is to seek approval of a site plan to modify the storefront and rear elevations for J McLaughlin, a retail clothing store, located in a one story, 1,914 square foot retail lease space, formally Yankee Candle. The applicant is seeking to modify the front façade with new exterior paint, to add interior wood “X” trim to the front transom windows, to install front exterior wall sconces, to remove the raised EFIS panel trim above the front awning to accommodate the proposed sign, and to add exterior landscape planters on either side of the front door. The rear façade will be modified with the removal of the raised EFIS panel trim to accommodate the proposed sign and will be repainted. There is no change to the zoning or variances being requested for the site plan.
