FORUM SUMMARY
Property Situation:
Southeast corner of SH114 and White Chapel Blvd.
Development Details:
Currently the subject property is approximately 16 acres / 6 individual parcels
Current zoning is AG – Agricultural District and C-3 – General Commercial District
Current Future Land Use designation is Mixed Use
Proposed zoning is S-P-2 – Generalized Site Plan District with hotel (on approx. 5
acres), office component, retail and food/beverage.
Full-service hotel proposed to be six stories and approximately 220 rooms
Proposed Delta brand hotel (under Marriott) situated for the business traveler
Development to compliment Forest Park to the east – similar colors and materials

QUESTIONS / CONCERNS:
Will you build the hotel first then the remaining?
o Yes, we feel the hotel would bring other tenants to the property. The hotel is a big
commitment.
Has corporate Marriott expressed concerns being so close to Solana? What is your
timeline?
o It will take about 2 years; Marriott is good – ready and vetted.
Have you performed a traffic study?
o Yes, we’ve done our TIA.
Isn’t White Chapel widening?
o Yes, four lanes are planned.
The 114 corridor is filling up with corporate development and hotels. The hotel is
beautiful… will there be sound buffers? Trees? What you show in trees will not be
enough to buffer noise.
What is the White Chapel timeline?
o The bid starts in October so will likely start after Christmas. We will break ground
in 9 months.
Is there a demand for a hotel?
o Yes, for full-service
What is the room rate and expected occupancy?
o $166 to $180 average / 66% year one; will stabilize at 80%
Can you compete with the Westin?
o Yes… the Westin is at a higher price point.
o The feasibility report is important – we rely on it; the indicators show support.
I am pleased with the hotel and infrastructure planned.
I am worried about traffic on Dove. I am also worried about cheap fast food; will you
have CCNRs on the out buildings?
o Yes, the remainder of the development is conceptual. We will need site plan
approval for the remaining parcels.
So no gas station?
o No
