Agenda Item No. 1 Call to Order: Chair Medici called the meeting to order at 6:30 P.M.
Agenda Item No. 2 Executive Session: No Executive Session was held.
Agenda Item No. 3 Approval of the Minutes: Chair Medici opened the discussion of the
minutes of the Zoning Board of Adjustment meeting held on January 11, 2018.
A motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on
January 11, 2018.

Agenda Item No. 4 — Administrative Comments: Richard Schell, Principal Planner,
announced the next scheduled ZBA meetings to be on February 15, 2018 and March 29, 2018.
Planner Schell then welcomed Miranda Picklesimer as the new Board Secretary and announced
that Karen Heistand, the current Board Secretary, has been promoted to Plans Examiner.

REGULAR AGENDA:
Agenda Item No. 5 - ZBA-737, Variance to Ordinance No. 480, Section 44.12(2) for the
construction of accessory buildings or structures of a size or aggregate size greater than that
permitted on property described as Lot 15, Block 4, Harbor Oaks, an addition to the City of
Southlake, Tarrant County, Texas and located at 1110 Harbor Haven, Southlake, Texas.
Current Zoning: "SF-1A" — Single Family Residential District.
Planner Richard Schell presented an update of the case with a slide presentation to the Board.
On January 11, 2018, the Zoning Board of Adjustment tabled this case to the January 25, 2018
meeting so that the property owner could meet with the neighbor to the south, Ms. Vicki Renda,
who was in opposition. The applicant reached an agreement with Ms. Renda with the
assistance of Michael Lorant, the neighbor's representative. The applicant has agreed to
remove the 110 square foot loafing shed from the property and to plant Eastern Red Cedar
trees on his property to block the neighbor's view of the 720 square foot equipment shed. With
the removal of the loafing shed from the request, the proposed sum total of all accessory
buildings and structures on the property is now 4,718 square feet.
Chair Medici opened the public hearing and called upon the applicant or the applicant's
representative to make such comments and present evidence as the applicant should desire.
Adam Smith, 1110 Harbor Haven, Southlake, Texas, the applicant and property owner, once
sworn in, presented testimony and answered questions from the Board.
Chair Medici asked if there were those in the audience who wished to speak in favor of the
request.
There being none, Chair Medici asked if there were those in the audience who wished to speak
in opposition of the request.
There being none, Chair Medici closed the public hearing and opened the item for discussion
from the Board.
A motion was made to approve case ZBA-737 allowing the existing roof pitch on the equipment
shed and subject to the conditions set forth in the letter and plan submitted by Michael Lorant,
noting that the trees are Eastern Red Cedars and requiring that there be a 10 year guarantee on
the trees.
