6E & 6F2/6/2018 Cisouthlake.t c.us Mail - ZA17-092/ZA18-001 19SOUTHLAU Richard Schell --rscheli@ci.south lake.tx.us> ZA17-092/ZA18-001 Terry Lewi Mon, Feb 5, 2018 at 11:51 AM To: rschell@ci.southlake.tx.us Terry and Debra Lewis 1524 Main St Southlake, TX 76092 Cell 972-841-6093 Please consider this email as our formal objection to the proposed building of a Shake Shack (ZA17-092) Parkside Restaurant and to the proposed easement for restaurant patrons to be able to access the Park (ZA18-001). Our position is that the proposed area for construction of the restaurant is already very congested and adding another retail in such a small space will add an inordinate amount of traffic. While we support the continued growth and enhancement of Town Square, there seems to be an effort underway to put more and more into any space available. An example is the construction of a multi -story Condo building (which we opposed as well) in a nearby parking lot that will exponentially add to already difficult parking and traffic situation. Adding another restaurant in a parking lot that is already heavily utilized will only exasperate the problem. In addition we are heavily opposed to allowing this restaurant to have access to the adjacent Park. As a twelve year resident of the Brownstones, we have seen what can go on in the Park. In our opinion, giving access to this facility will only add to the trash, loitering and crime problems that the Park has experienced. We face the Park directly. Thank you for your consideration in this matter and we are asking for you support in voting NO on both of these Zoning proposals. Serious concern of loitering, litter and noise added to park that has already been a big issue with police keeping it safe and respecting park hours of dawn to dusk. Music and band noise is already a frequent issue coming from Ginger Man, exceeding city noise code. The barn style architecture is also in question as not a good visual fit for other existing building styles. Joe and Deanna Kienast oppose restaurant planned for area adjacent to Summit Park. 1518 Main Street Southlake, TX 76092 https:Hmail.google.com/mail/u/0/?ui=2&ik=178f934086&jsver-RidPbm7drEs.en.&view=pt&search=inbox&th=1616207ce0ebl d55&siml=1616207ce0eb... 1 /1 February 2, 2018 Southlake City Council 1400 Main Street Suite 270 Southlake, Texas 76092 Reference: Public Hearing Notice ZA17-092 Dear Mayor Laura Hill, As a resident of 1514 Main Street in Southlake (since the Brownstones were built in 2006), 1 would like to take this opportunity to voice my OPPOSITION to the proposed restaurant....as it's currently proposed. Here is my reasoning: ARCHITECTURAL DESIGN: The city of Southlake in general, and Town Square in particular, has rightfully earned and maintained it's premier reputation because of it's continual "commitment to quality".... be it schools, infrastructure, businesses, services or architecture. In my humble opinion, the proposed architectural design of the proposed structure is in stark contrast to everything we have in Town Square. I say NO to allowing a "barn" come into Town Square. If this style is what the developer wants, let him/her go to one of our neighboring cities, where that motif may fit in well with their standards. Also, you need to think about your ability to fill this style structure with another tenant....if this restaurant fails. PROPOSED CONTOURING OF SUMMIT PARK: It appears the Southwest corner of Summit Park is proposed for alteration in order to accommodate an incoming commercial entity. I would think that our city parks would be sacred and that our City Council would do everything they could to protect them for the exclusive use & enjoyment of our citizens.... rather than alter them as an "enticement' and/or for the "Financial benefit" of commercial enterprises. POTENTIAL NOISE. I can't tell by the various elevation plans, but these type structures normally have a lot of windows that can be raised in good weather. I can only imagine the music and other noise originating from such a facility.... especially with the proposed contouring of Summit Park, which would invite restaurant quests to spill over into the park. We already have The Ginger Man pub in the immediate area and it occasionally gets loud. The proposed restaurant will bring in another source of probable noise and it's even closer to the residents of the Brownstones. 7Re ectf u I ly, 0k.,`27 James H.
