Item 7C S-P-1 Regulations Professional Offices at 305 South Nolen Drive USE AND DEVELOPMENT REGULATIONS FOR “SP1” ZONING PERMITTED USES: Lots 1R (Current Lot Designation: Lot 1R1) Any use permitted in the O-1 Office District and to also include ambulatory surgery center as a permitted use. DEVELOPMENT REGULATIONS: This property shall be subject to the development regulations of the “O-1” Office District, Section 18 of Zoning Ordinance No. 480, as amended, and all other applicable regulations of Zoning Ordinance No. 480, as amended, with the following exceptions: 1. No bufferyard is required on the southeast boundary of Lot 1R1, due to the existing drainage easement and channel located between Lot 1R and Lot 2R1R (now Lot 1R1 and 2R1R1); said channel to remain in a natural state. VARIANCES: 1. A variance is requested to the Driveway Ordinance No 634, as amended, Section 5.1 requiring a minimum spacing of 250 feet between driveway centerlines. It is requested that a spacing distance of approximately 176 feet between the proposed driveway centerline and the existing driveway centerline to the north be allowed in order to align the proposed driveway with the existing driveway across South Nolen Drive.
