Southlake Blvd., Southlake From: Konstantine Bakintas, PE Date: January 23, 2018 Subject: Assuring Adequate Driveway Sight Distance In 2015, the Southlake City Council approved the Site Development Plan, for the property at 305 So. Nolen, with concerns about the proposed driveway. Specifically, they recognized that said driveway, and the driveway to the north, are on a curve, and may have limited visibility. To assure public safety, Council suggested the two property owners develop an agreement assuring that all shrubs and trees, within the driveway line of sight, are pruned and trimmed-up accordingly. Per the exhibit above, the red and green lines identify the line of sight from each driveway; and the landscaped area, between the curb and these lines, must be maintained and kept clear to assure adequate visibility. Assuring Adequate Driveway Sight Distance January 27, 2018 Page 2 of 2 Now that the previously approved Site Development Plan is being updated to provide for two buildings, in-lieu of one, it is important the Council’s recommendation, to assure that all trees are trimmed-up, be addressed. The proposed revision to the Site Development Plan will be considered by the City Council on February 6th and again on February 20th. So that we may assure Council that their previous recommendation is being addressed, Castle Development proposes to take responsibility of trimming up all tree branches to assure 7-ft clear and open view from each driveway. Their efforts will be limited to the area between the two driveways, and extends from the roadway curb to the sight lines discussed on the previous page. This work will part of the routine landscape maintenance provided throughout this development. Through this memorandum of understanding, Castle Development Group and BTR-8 Southlake acknowledge that each have permission to prune and trim-up trees to assure clear driveway lines of sight.
