This site shall comply with all conditions of the City of Southlake Comprehensive Zoning Ordinance No. 480, as amended, as it pertains to
the “B-1” Business Service Park District uses and regulations with the following exceptions:
Permitted Uses:
The following uses shall be permitted: all uses allowed in “B-1” Business Service Park District with the addition of:
Feline Specialty Cat Hospital
Development Regulations:
•Construct the previously approved eighteen (18) parking spaces in two (2) phases
•Kitten to Cat Hospital is a low volume business that sees no more then 8-10 clients per day.
•Construct ten (10) spaces during the initial facade construction and the remaining eight (8) spaces when property sells or the use
changes.
•Clients arrive by appointment only from 8:00 am to 4:30 pm; the appointments are staggered throughout the day.
•In order to accommodate the proposed use, a zoning change is required.
•The change in zoning requires installation of bufferyards be installed prior to the issuance of a C of O. We are requesting the
proposed site plan be approved as submitted without the installation of required bufferyards.
•The proposed brick veneer facades for the existing building do not meet horizontal articulation on all sides and vertical articulation
is not being met on the east, north and south sides. We are requesting the elevations be approved as submitted.
