Property Situation: Citywide
Details: The City of Southlake is proposing an amendment to the definition of the Low Density
Residential Land Use category.
In our Comprehensive Plan, there is a Land Use Plan that is a vision to the future development
and serves as a guide for land use decisions in Southlake. The plan is a policy document which
that allocates a general location, concentration, and intensity of future development within the
city within by land use categories. With the plan, each of these land uses is defined. The plan
also serves as a foundation for the zoning and subdivision regulations.
The amendment to the low density residential land use definition will change how density is
calculated. Private streets are currently not in the ordinance calculations, but will be added in
with this amendment. Both public and private streets will be netted out.
The proposed definition change within the definition is: Net density is the number of dwelling
units per net acre, which excludes acreage in all rights-of-way, public easement, and lots
designated for public or private streets (See the presentation in this report for the current and .
