Reference: Case Number ZA-074: Aljouni Office Complex, 210 S. Peytonville Ave.
Requested Zoning: SP -1 with O-1 uses.
2. Site Plan varies from the previously approved Concept Plan so as to provide
storm drainage retention area on the west side of property. Basic Concept is still
in place with connectivity points provided to the North, West and South adjacent
properties for their future development capability.
Variations from 0-1 Zoning:
a. Parking Ratio shall be 1 space per 243 square feet of Medical Office.
b. Rear Yard Setback shall be 25 feet.
4. Variance Requests:
a. A Stacking Depth of 54 feet instead of 75 feet.
b. A variance to the Driveway Ordinance No. 634, as amended, Section 5.1
which requires 250 feet between Drive Approach Centerlines. Variance
requested would allow 199 feet between Drive Approach Centerlines
instead of 250 feet.
