EXECUTIVE
SUMMARY: SAJO is requesting approval of a Site Plan for 260 Grand Ave. on property
described as Lots 3R and 4R, Block 3R2R, Southla ke Town Square, Phase I and
IV, an addition to the City of Southlake, Tarrant County, Texas and located at 1361
Federal Way and 250-290 Grand Ave. (also addressed by Tarrant Appraisal
District as 200 Grand Ave. W.), Southlake, Texas. SPIN Neighborhood #8.
DETAILS: This project is located on the west side of Grand Ave. approximately 150 feet north
of Civic Place.
The purpose of this request is to seek approval of a Site Plan to revise the
elevations for the spaces in Southlake Town Square currently addressed as 252
and 260 Grand Ave. and to add an approximately 378 square foot expansion to the
south side of the space currently addressed as 252 Grand Ave. The two spaces
are being combined into one store that will be addressed as 260 Grand Ave. Four
(4) granite-top benches are proposed in front of the store. The applicant is
proposing to remove the two (2) street trees (‘Bosque’ Lacebark Elm) that are
located in front of the building and to replace them with four smaller trees planted in
in-ground sidewalk planters between the benches. A proposed shade type canopy
on the front of the building that extends over the sidewalk would interfere with the
upper canopy of the existing trees. The existing small landscape and seating area
south of the building is proposed to be revised to contain two (2) seating areas, a
single-trunk Crape Myrtle tree, and a 6” caliper Cedar Elm tree. The existing
Wisteria Vines on the rear screen wall are proposed to remain.

SOUTHLAKE 2030 PLAN: Consolidated Future Land Use Plan
The 2030 future land use designation for the site is Town Center.
The Town Center land use designation is intended to enhance and promote
the development of the community’s downtown. The goal is to create an
attractive, pedestrian-oriented environment that becomes the center of
community life in Southlake. It may include compatibly designed retail,
office, cultural, civic, recreational, hotel and residential uses. All uses shall
be developed with a great attention to design detail and will be integrated
into one cohesive district or into distinct sub -districts, each with its own
unique characteristics. A mix of different uses is encouraged to create a
vibrant, lively, and unique environment.

1. The building cannot cross lot boundaries or easements. An appropriate replat must be processed

2. Please revise the labels for the benches on sheets A.1 and A.4 to state “Granite Bench” or
“Granite Benches” instead of concrete benches and put in parentheses next to each label (see
Sheet L3.02).
3. Please make the following change to the Site Date Summary Chart on Sheet A.1:
a. Please remove (…“& Acres”) from the “Proposed Lot Area” row name if only the area in
square feet is to be provided.

LANDSCAPE COMMENTS:
1. The applicant is proposing to remove the two (2) street trees (‘Bosque’ Lacebark Elm) that are
located in front of the building and replacing them with four (4) – 3” caliper cedar elms planted in
in-ground sidewalk planters. The proposed building canopy measures to be 12' high, so the
proposed trees will be hitting the canopy as soon as they are planted, and if they survive will be too
large for the site. The size and shape of the tree wells are not consistent on each of the plans. The
tree wells really need to be at-least 4' x 8' to provide enough pervious area to support the trees.
* The existing landscape and seating area south of the building is proposed to be changed to
contain two (2) seating areas, a single -trunk Crape Myrtle tree, and a 6” caliper Cedar Elm tree.
