AN ORDINANCE AMENDING ORDINANCE NO. 161
OF THE CITY OF SOUTHLAKE BY AMENDING
THE ZONING CLASSIFICATION OF SEVENTEEN
ACRES OF LAND, MORE OR LESS, OUT OF THE
SAMUEL FREEMAN SURVEY, ABSTRACT NO. 525,
FROM AG (AGRICULTURE) DISTRICT TO A-3
(RESIDENTIAL) DISTRICT AND FURTHER AMEND-
ING THE ZONING CLASSIFICATION OF NINE
ACRES OF LAND, MORE OR LESS, OUT OF THE
SAME SURVEY FROM AG (AGRICULTURE) DIS-
TRICT TO L (LIGHT COMMERCIAL) DISTRICT.
WHEREAS, after receipt of request for change of zoning,
notice given to applicable property owners of public hearing,
notice of public hearing published, and public hearing having
been conducted, all in compliance with Ordinance No. 161 of
the City of Southlake, Texas,
NOW, THEREFORE,
Be it Ordained by the City Council of the City of
Southlake, Texas:
SECTION 1. The certain Ordinance No. 1 61 passed by the City
Council of the City of Southlake, Texas, January 7, 1969, and
being the "Comprehensive Zoning Ordinance" is hereby amended
insofar as the seventeen acres of land, more or less, owned by
Miles Pierce and L. L. Wood, out of the Samuel Freeman Survey,
Abstract No. 525, Tarrant County, Texas, being part of a thirty
acre tract of land deeded to Helmut Braun by warranty deed re-
corded in Volume 4769, Page 633 of the Deed Records of Tarrant
County, Texas, more particularly described by metes and bounds
as follows:
BEGINNING at the Northwest corner of subject
property;
THENCE North 890 50' East a distance of
1,696.92 feet to a point;
THENCE South 00 0' 44" a distance of 440.00
feet to a point;
THENCE South 890 50' West a distance of
1,684.88 feet to a point;
THENCE North 010 32' 20" West a distance of
440.13 feet to the point of Beginning, con-
taining 17.0798 acres of land, more or less,

is changed from its prior zoning classification of Ag (Agricul-
ture) District to a zoning classification of A-3 (Residential)
District; and further amended insofar as the nine acres of
land, more or less, owned by the aforementioned parties, out
of the Samuel Freeman Survey, Abstract No. 525, Tarrant County,
Texas, also being part of the tract of land referred to above,
more particularly described by metes and bounds as follows:
Tract 1,
-BEGINNING at a point on the West line of subject
property; 771-13 feet South of the Northwest
corner of said property;
THENCE North 89 05' East a distance of 936.05
feet to a point;
THENCE South 010 07' 57" East a distance of
461.85 feet to a point on the North right of
way line of State Highway 114;
THENCE Northwesterly along the North right of
way line of State Highway 114 along a curve to
the left whose initial tangent bears North 730
47' 14" West of radius 5839.58 feet to a distance
of 954.90 feet to a point (said point being the
Northeast corner of the intersection of State
Highway 114 and Shady Lane).;
THENCE North 010 32' 20" West along the East
boundary of Shady Lane a distance of 271.20 feet
to the point of Beginning, said tract containing
7.5697 acres of land, more or less; And
Tract 2
!-GINNING at a point for corner at the intersec-
tion of the North line of State Highway 114 and
the West line of Shady Lane, said point being in
a curve to the left, said curve having a central
angle of 2 deg. 19 min. 45 sec., radius 5839.58'
and the tangent to said curvebeing North 84 degrees
38 min. 57 sec. West;
THENCE along said curve to the left in the North
line of State Highway No. 114, 237.39 feet to the
end of said curve;
THENCE North 86 deg. 58 min. 42 sec. West along
the North line of State Highway 114, 33.93 feet
to a point for corner;
THENCE North 2 deg. 16 min. 10 sec. East, 226.79
feet to a point for corner;
THENCE North 87 deg. 18 min. 10 sec. East, 255
feet to a point for corner in the West line of
Shady Lane;
THENCE South 1 deg. 32 min. 20 sec. East along
the West line of Shady Lane, 257.83 feet to the
place of Beginning and containing 1.454 acres
of land, more or less,
is changed from its prior zoning classification of Ag (Agri-
culture) District to a zoning classification of L (Light
Commercial) District.
SECTION 2. The official zoning map created by said Ordinance
No. 161 is hereby amended to reflect the change in zoning
classification made by this Ordinance.
SECTION 3. The said Ordinance No. 161, except as amended by
this Ordinance No. 161-24 and prior ordinance amendments,
remains in effect in all other respects as originally passed.
This ordinance shall take effect upon its passage.
