“S-P-1” Detailed Site Plan District
for
Kitten to Cat Feline Hospital
This site shall comply with all conditions of the City of Southlake Comprehensive Zoning
Ordinance No. 480, as amended, as it pertains to the “B-1” Business Service Park District uses
and regulations with the following exceptions:

The following uses shall be permitted: all uses allowed in “B-1” Business Service Park District
with the addition of:
Feline Specialty Cat Hospital
Development Regulations:
We are requesting to construct the previously approved eighteen (18) parking spaces in two (2)
phases as the Kitten to Cat Feline Hospital requires much less parking than is required for most
uses allowed under “B-1” Business Service Park District. Kitten to Cat Hospital is a low volume
business that sees no more then 8-10 clients per day. The recently approved site plan for Glen
Alan Salon includes eighteen (18) parking spaces. We are requesting to construct ten (10)
spaces during the initial facade construction and the remaining eight (8) spaces at the time we
either sell or the use of the building changes.
Clients arrive by appointment only and are scheduled to arrive from 8:00 am to 4:30 pm; the
appointments are staggered throughout the day. The goal is to not have a large amount of
unnecessary parking (concrete) so that we can have attractive landscape and more trees.
In order to accommodate the proposed use, a zoning change is required. The change in zoning
requires installation of bufferyards be installed prior to the issuance of a certificate of
occupancy. We are requesting the proposed site plan be approved as submitted without the
installation of required bufferyards.
The proposed brick veneer facades for the existing building do not meet horizontal articulation
on all sides and vertical articulation is not being met on the east, north and south sides. We are
requesting the elevations be approved as submitted.
