I strongly oppose a high density development that doesn't fit with the surrounding neighborhoods, Estes
Park, Kirkwood Hollow etc. Please keep Southlake respectable like the master plan recommends. Our
schools and teachers already have crowding issues, and with Ameriprise about to be finished, traffic will go
from being bad to ridiculous. If this project is approved, it will be enough to make us move, and many
others that I've spoken to.

Ken and Richard; back in October we contacted a few of the neighbors near Metairie we
thought would have an opinion of this project and asked them to look at the, then, plan
and let us know how they felt. The three parties we contacted have all indicated their
support as you see in the attached pages. The plan to which they were voicing support
indicated 59 lots; the current plan has been reduced to 58 lots.
I'm sorry I do not have the originals for you but our colleague, Nelson Somerville, has
the originals but is currently unavailable do to a health matter.
Please register the support of these neighbors and please advise the Council of the
support. Of course, Martin Schelling was a member of the S.H. 114 Corridor Committee
which was the group we first presented our plan. A lot of changes have been made from
that time, due in large part to the direction provided by that committee.

Dear City Council,
I am writing on behalf of the Brentwood Residential Association (President) and our property, 104 Brentwood Circle.
After years of dealing with inappropriate development proposals for this tract, we were excited to see a proposal for a
residential development which would be a very good buffer for our HOA from any future commercial type development on
the Western portion of this tract. We met with developer and discussed the standard Southlake concerns of having lowest
density possible, maximum tree preservation and top quality building and landscaping standards. We like the idea of a
residential development across from Brentwood, assuming the homes are high quality, built by a custom builder and in
the price point of $1.2 million to complement the Brentwood home values.
We have decided to support this development based upon the contingencies listed below. If these are not met,
we withdraw our support.
1. The North White Chapel entrance to Metairie must NOT be aligned with Brentwood Circle. We understand the
engineer's recommendation, but the proposal to align our entrances is an absolute show stopper for us. Our quiet little
cul de sac can barely handle the traffic now; due to shortcuts made when our HOA was developed, large trucks cannot
even make it around the circle without running over the island, destroying landscaping and sprinkler heads. When any
activity is occurring on the street such as landscapers or house repairs, it is difficult for regular traffic to get around the
street (e.g., we have watched the CISD school bus driver get out of the bus a couple times to get trucks moved).
Aligning the entrance to the development with Brentwood would substantially increase the traffic into our circle simply
because people would logically think the road must go through over to Estes Park (after ten years here we know they
don't read the signs saying it's a dead end). We love the privacy of our cul de sac where the kids can safely play in the
streets and island. Losing this privacy would be a major impact on our quality of life and would likely result in declining
property values. We have a special niche neighborhood in Southlake and families value it highly —the last house that
came up for sale sold within two weeks!
2. All construction traffic to be routed from Dove Road and not allowed to use a North White Chapel entrance.
The developer would provide the appropriate signage and guidance to subcontractors. Per our discussion with developer,
we would expect them to provide signage for the entry to Brentwood that says "NO CONSTRUCTION TRAFFIC" in both
English and Spanish.
3. The developer must agree that they/the future HOA will not attempt to move the median opening from
Brentwood Circle to their entrance if and when N. White Chapel becomes a four lane road. They will have an
alternative route through Kirkwood/Dove and we have no other alternatives.
4. The three contingencies above must be must be noted In any final approval motion by the City Council.
