Agenda Item No. 1 Call to Order: Chair Medici called the meeting to order at 6:34 P.M.

Agenda Item No. 3 — Approval of the Minutes: Chair Medici opened the discussion of the
minutes of the Zoning Board of Adjustment meeting held on August 24, 2017.
A motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on
August 24, 2017.

Agenda Item No. 4 — Administrative Comments: Richard Schell, Principal Planner,

Agenda Item No. 5 - ZBA-734, Variance to Ordinance No. 480, Section 33.14, requiring a
minimum lot size of one acre for an on -site sewage facility (OSSF) on property described as
Tracts 2A3A, 2A3A1, 2A3B, 2A3 and 2A5, William H. Martin Survey, Abstract No. 1068, City of
Southlake, Tarrant County, Texas and located at 208 Randol Mill Ave. and 1719 and 1825

Maranatha Way, southlake, Texas. Current Zoning: "SF-1 B" — Single Family Residential District
and "AG" — Agricultural District. The applicant has requested to table this item to the September

Planner Richard Schell announced that the applicant has submitted a request to table this item
to the September 28, 2017 meeting.

Agenda Item No. 6 - ZBA-742, Variance to Ordinance No. 480, Section 34.2(a), requiring
accessory buildings on a permanent foundation to be located no closer than 10' to a property
line located in the rear yard on property described as Lot 13, Block 34, Timarron Addition
Brenwyck Phase 2, an addition to the City of Southlake, Tarrant County, Texas and located at
712 Inwood Dr., Southlake, Texas. Current Zoning: "R-PUD" —Residential Planned Unit
Development District.
Planner Richard Schell presented details of the case with a slide presentation to the Board,
explaining the request for approval of Variance to Zoning Ordinance No. 480, Section 30.5, as
amended, allows the Board of Adjustment to grant variances of up to, but not exceeding, ten
percent (10%) of any required setback or lot coverage requirement established by the City
Council in the specific P.U.D. regulations at the time of zoning said Planned Unit Development.
The required setback established for accessory buildings located in the rear yard is 10', so the
maximum variance that the Board can grant is V to allow a 9' setback.
Chair Medici opened the public hearing and called upon the applicant or the applicant's
representative to make such comments and present evidence as the applicant should desire.
Sharon Michael, 712 Inwood Dr, Southlake, Texas, the applicant and property owner, once
sworn in, presented testimony and answered questions from the Board.
Chair Medici asked if there were those in the audience who wished to speak in favor of the
request.
There being none, Chair Medici asked if there were those in the audience who wished to speak
in opposition of the request.
There being none, Chair Medici closed the public hearing and opened the item for discussion
from the Board.

Agenda Item No. 743 -Variance to Ordinance No. 480, Sections 11.5(b) requiring a 40' front
yard setback and/or 11.5(c) requiring a 20' side yard setback and also a Special Exception Use
per Ordinance No. 480, Section 44.12(2) for accessory buildings or structures of a size or
aggregate size greater than that permitted on property described as Lot 4, Block 1, Saddle
Creek Estates, an addition to the City of Southlake, Tarrant County, Texas and located at 1880
Randol Mill Ave., Southlake, Texas. Current Zoning: "SF-1K — Single Family Residential
District.
Planner Richard Schell presented details of the case with a slide presentation to the Board,
explaining the request from the applicant for approval of a Special Exception Use per Ordinance
No. 480, Section 44.12(2) for accessory buildings or structures of a size or aggregate size
greater than that permitted to allow construction an approximately 3613.5 square foot building to
cover an existing sports court. The maximum area allowed for the sum total of accessory
buildings in the "SF-1K Single Family Residential District is 3% of the lot area or 4,000 square
feet, whichever is less. In this case, 3% of the approximately 3.14 acre lot is approximately
4,103 square feet, so the maximum area allowed for the sum total of all accessory buildings is
4,000 square feet. An approximately 955 square foot pool house exists on the property. When
added to the proposed covered sports court, the total area of accessory buildings and structures
is approximately 4568.5 square feet.

sworn in, presented testimony and answered questions from the Board.
