Item 9C DemonstrationDemonstration 1. That a literal enforcement of the sign regulation will create an unnecessary hardship or practical difficulty on the applicant. Variance is requested to Master Sign Plan MSP15-002 as approved by Council on 6-2-2015. MSP15-002 mandated a location for "Tenant One" sign at the top of the north face of the building. Tenant has requested that location be one floor lower (above the 3rd floor). 2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected property and is not self imposed. Tenant has requested a lower elevation that more accurately reflects their location within the Medical Office Building. Tenant feels strongly that this proposed location will better assist in wayfinding. 3. That the variance will not injure and will be wholly compatible with the use and permitted development of adjacent properties. The proposed signage is in compliance with allowed colors and lighting requirements by ordinance and MSP15-002. 4. That the variance will be in harmony with the spirit and purpose of the sign ordinance. The proposed signage will be in compliance with the spirit and purpose of the other signage located on the property. Revised: January 2016
