That I, TZU-JUI TAW, and LIEVi-i WANG, wife and husband , GRANTOR herein, for
and in consideration Jf the sum of Ten ($10.00) Dollars and other good and valuable
consideration in hand paid by the CITY OF SOUTHLAKE, home rule municipal corporation of
the County of Tarrant, State of Texas, GRANTEE herein, the receipt and sufficiency of which is
hereby acknowledged and confessed, do hereby grant, sell and convey unto the said
GRANTEE a permanent and perpetual easement for the purpose of installing, repairing,
maintaining altering, re::acing, relo sting, rebuilding, removing, and operating wall facilities in,
into, upon, over, across, under and 'rough all that land in Tarrant County, Texas described as
follows, to-wit:
A Variable Width Permanent Wall Easement containing approximately 537
square feet, as ,nore particularly described in Exhibit "A" and shown on Exhibit
"B" attached hereto and inco.porated herein
together with the right c; ingress anc egress as necessary for such purposes
GRANTOR covenants and agrees that GRANTOR and GRANTOR's heirs, representatives,
successors and assigns shall at no time erect, place or construct, or cause to be erected,
placed or constructed in, into, upon, over, across or under any easements granted herein any
temporary or permanent structures, and it is further agreed that GRANTEE shall have the right
to excavate and fill upon said pe..manent easement and to remove from said permanent
easement, any fences, buildings or other obstructions as may now be found upon said
permanent easement.
It is further intended that the Permanent Wall Easement herein granted to the GRANTEE shall
run with the land and forever be a right in and to the land belonging to GRANTOR, and
GRANTOR'S successo s and assigns, and said grant is expressly excepted from any right of
reversion of said premises under any prior deeds in GRANTOR's chain of title. The Permanent
Wall Easement, rights and privileges granted therein are exclusive, and GRANTOR covenants
that it will not convey any other easement or conflicting rights within the area covered by the
grant to any other person

Permanent Right of Way and Temporary Construction Easement
Dear Mr. Wang:
I want to thank you for your patience as we have worked through all the right of way and design
issues for the North White Chapel widening project from Emerald Boulevard to 500-feet south of
Highland Street. To date you have accepted the offers for right of way and a wall easement as
set forth below:
• Right Of Way $1,400.00
• Wall Easement $1,048.00
• Temporary Construction Easement $2,956.00
• 3 Large Trees at $1,000 each $3,000.00
• 1 Small Tree at $500 each $ 500.00
• 17 Large Multi-Branch Shrubs at $250 each $4,250.00
• City Council Approved Increase $ 145.00
Total: $13,299.00
In regards to the temporary construction easement (TCE) I have removed the clause regarding a
renewal after the initial two (2) year period. The TCE is only good for two (2) years from the
Notice to Proceed date provided to the contractor upon award of the construction contract.
Due to the time that has passed since the initial acceptance of the offer other than the TCE, the
title company has discarded the signed documents. I am enclosing a Contract of Sale that
outlines all the provisions. Article IX Miscellaneous, Sections 9.10 and 9.11 outline terms
specific to our discussions.
Please review the Contract of Sale and return to me signed and notarized and I will get this
submitted to the title company for closing. If you need a notary, I can provide one.
I have enclosed a copy of the previously signed agreements for your records.
