Kimball Avenue and the westbound SH114 Frontage Road. 6 Approved Concept Plan / Lot 4 Site Plan (ZA13-089) Existing Trinity Partners Building The proposed development is consistent with a previously approved concept plan under City case ZA13-089 which was approved November 5, 2013 along with a site plan for Trinity Partners Commercial Real Estate located on the adjacent lot to the north (Lot 4). Tree Preservation Ordinance No. 585, as amended, requires at least 70% minimum existing tree cover be preserved. There is a single 24” Oak tree shown in the future connecting driveway extending through Lot 3. The tree will remain until which time Lot 3 is constructed. 2. A reduction in the length of the required bufferyards to accommodate intersecting drives and parking lot landscape islands, as shown on the plan. 3. A minimum spacing of 250 feet is required along N. Kimball Avenue. An existing drive to the south is approximately 198.5 feet from the proposed drive. An existing drive approach to the north is approximately 120 feet from the proposed drive and does not currently serve an established use. 7 Proposed Site Plan – Lot 3 The purpose of this request is for approval of a site plan for development of a single-story office building to be occupied by an Allstate Insurance Agency. The proposed building is approximately 3,025 square feet in size. The building will look similar to the existing building to the north. The proposed building materials include smooth stone (redish/brown), saw cut stone, stucco and metal panel (Store front); the roof is proposed to be metal with a matte finish. The I-1 zoning district requires buildings in the non-residential overlay (facades visible from Kimball) to be vertically articulated. A variance to tree preservation was granted with the previous approval of the concept plan under city case ZA13-089. 15 Requested Variances The applicant is requesting relief from the 8 foot opaque fencing required in the F1 bufferyard on the south property line. 16 Requested Variances The applicant is requesting a variance to the requirement that exposed structural support columns be constructed of, or clad in, masonry.
