Please demonstrate that the following conditions are applicable to the reauested scan variance:
That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
When building Trinity Park it was important to the building owners that all
tenant signage was uniform. Currently there are a few vacant tenant spaces
and the property owner would like to ensure the signage remains consistent
with what was required of the other tenants.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
All current tenant signs were designed, installed and permitted within the guidelines of the previous
sign ordanance. The building owners would like for the signage to remain consistant of all tenants
that occupy the building both now and in the future. Requiring a different type of signage In this
office park would take away from the professional look and consistency within the park.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
The two buildings which comprise Trinity Park are adjacent to
one another and have similar construction and signage. This
was done purposefully and thoughtfully by the building owners to
ensure the property looks professional and upscale as is expected
in Southlake.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
Current signage is all the same. The signs are a non illuminated brushed aluminum backer with
digitally printed vinyl on a backer. All signs are mounted with brushed aluminum standoffs. Requiring
future tenants to have channel letter signs would be inconsistent with the look and feel of the buildings
located in Trinity Park.
