The Quail Creek Estates subdivision abuts the property to the east and Liberty Park at Sheltonwood abuts the property to the south. The applicant is requesting approval of a Plat Revision for Lot 1R, Block 1, Spring Oaks Addition. T he primary purpose of the Plat Revision is to combine two lots into one lot and to abandon two 30’ road easements. The two lots could be combined into one lot by an Amended Plat, which only requires staff approval. Approval of a Plat Revision is required to abandon the two 30’ road easements. WATER & SEWER: The property will be served by an existing1.5” water line that is connected to an 8” water line in Ridgecrest Dr. An 8” sewer line exists in Ridgecrest Dr., but connecting to the line is not feasible due to the line being at a higher elevation than the home. The property will remain on a septic system. DRAINAGE: Drainage on the property is generally sheet flow from west to east across the property. TREE PRESERVATION: Because the owner occupies this property as a homestead, the Tree Preservation Ordinance does not regulate the preservation of trees on this property.
