FORUM SUMMARY:
Property Situation:
The property is located at the northwest corner of FM 1938 and Michael Dr.
located at 750 Davis Blvd.
Development Details:
The applicant is proposing a 90,275 square foot indoor storage building
on approximately 2.09 acres.
Property is zoned industrial with industrial across Davis Blvd., TZD zoning northeast
across Davis Blvd., industrial to the south across Michael Drive, and residential to the
north.
Michael Drive is a private gravel road.
There is a large oak tree adjacent to Davis Blvd. which will be preserved on the site.
Part of the development proposal will be to construct Michael Drive with a concrete road
to the west edge of the property.
Developer will install a water line to the west edge of the property and a sanitary sewer
line to connect with and existing sanitary sewer manhole west of the property.
Site has a 20-foot fall from east to west on the property.
Building will be a 3-story structure, but will appear as a 2-story structure adjacent to
Davis Blvd.
Parking and loading spaces are included on the site.
A covered awning will be located on the north side of the building.
All interior conditioned storage with an interior elevator.
No access to the building from 10 pm to 6 am.
Landscaping on the north east and west property.
Building will be stucco and brick.

Question: Is there any landscaping along Michael Drive on the south side of the building? No,
landscaping along Michael Drive and is not required on this side.
Comment: Please add trees along this side of the building.
