Barger Equality Group in conjunction with Barger & Associates, LLC are proposing a 3,025 -square foot office building, to
be occupied as an Allstate Insurance Agency, to be constructed on lot 3, T.Mahan No. 1049 Addition. The property is
located on North Kimball Avenue just north of State Highway 114 and west on Kimball Avenue.
The building conforms to the uses designated under the current zoning 1-1 (light industrial). Therefore, no zoning change
is being requested at this time.
The previously submitted Plans have been revised to reflect the following changes.
• Resize PDF exhibits submitted digitally to open up at least to 70% view.
• Added 25 square foot to the total AIC square footage. This came from the Mechanical room.
• The current zoning for Lot 4 to the north is 1-1 Light Industrial, add the LUD label for Mixed Use.
• Labeled and dimension the width of the existing 6 -foot sidewalk along N. Kimball Avenue, adjacent to the site.
• Correct the number of parking spaces shown in front of the building to 27
• The site data chart has been corrected.
• Correct hatch marks to indicate bufferyard and landscape areas.
• The elevation plans show dimensions showing building height, wall height, wall lengths, and dimensions of
vertical articulation.
• Correct the landscape plans and required interior landscape area to 600 sq.ft.
• Corrected the number of Canopy Trees in the east bufferyard.
Trash Management will be collected curbside by a city approved franchise provider
The building's exterior fagade is being proposed to be a combination of stone and stucco siding to conform to the masonry
requirements set forth by the city ordinances.
The following variance is being requested for the exposed metal support brackets and the metal columns to be permitted
for architectural structural support of the building as shown on all four elevations of the building.
The following variance is being requested to eliminate the requirement of the minimum 6' Stockade Fence on the south
end of the property, as we feel the 6' Stockade Fence would look out of place on the property.
