Carillon ZoningMaster Plan
So according to the spirt of the Comprehensive Plan and Employment Center Zoning – Hines submitted a 100 + page zoning document that included the development of 285 acre site showing
three distinct districts (Plaza and Corporate districts, Village Districts, and Cheteaux District). The districts are linked by pedestrian greenways, sidewalks and parks. Through
the design plan Hines demonstrated a commitment to preserving open space and tree preservation as is evident through the large medians along Kirkwood Blvd, Preserving the tree areas
around Lake and corporate park and tree stands in the Village Green and Chateaux District park.
EXPLAIN HOW THE ZONING FUNCTIONS –USED BY STAFF,CITY COUNCIL ETC.

The Focus of tonight will be the plaza and corporate districts . These 2 districts consist of approximately 61 acres minus the open space. In these districts there is approximately
380,000 square feet of retail shown (Mostly in the plaza district) 300,000 square feet of office in the corporate district; another 50K of office over retail. 200,000 square feet of
hotel ; 50,000 sq ft allocated for a performance art center. Also a parking structure was shown in the corporate district. Now I am going to drill down into the Plaza and Corporate
districts. P. 52 - Plaza district is approximately 39 acres – about 30 acres or 76% of the district is allocated for Retail/mix use/office. About 2.4 acres or 6% is shown for a performance
art center; 3.6 acres or 9% is shown for the hotel and about 3.5 acres are shown as parks and open space. Setback for retail, commercial, office are 30 feet from White Chapel , 20’
from Kirkwood, and 50’ SH 114. All buidings in the district have a 6’ front yard setback and 0’ side and rear yard setbacks. Retail, office and other mix use buildings must be a minimun
22’ high and can a maximum of 65’ high with a provision bonus floor and 12 feet high. The hotel and performance art center can be 100’ high. P. 52 – The corporate district is 22 acres
- about 15.6 acres or 71% is designated for office and 3.63 acres (18%) for retail and about 2.5 acres parks and open space (11%).

Carillon Zoning Parks and Open Space
The plan show about 68 acres of open space, which translates into about 23% of the project is some type of park or open space. The Village Green Park is the main park in the non residential
area. Village green is approximately
2.10 acres and is intended to have public art and a focal point fountain.
