FORUM SUMMARY:
Property Situation:
• Southwest corner of N. Kimball Ave. and E. Highland St. (1030 N. Kimball Ave.
and 2149 E. Highland St.)
Development Details:
• Have submitted applications to the City including a comprehensive land use plan
amendment, a zoning change, a plat, and a site plan
• Existing site is approximately six acres
• Existing use is residential in the northwest corner
• The development itself will take in two separate properties
• The factors of the existing site that dictated the layout used for the proposed
development include the existing tree canopy in the northwest corner, the
existing median breaks out along Kimball Ave. as well as the electrical
easements that run through the center of the property and the power pole for the
transmission line
• Currently zoned AG
• Property is adjacent to residential zoning on the east and west
• The larger portion of the property is part of the future land use map as medium
density residential and the smaller portion on the south is mixed use
• Kept from putting office-commercial traffic onto the residential street of E.
Highland
• Plan to keep existing tree canopy coverage in the northwest corner of site -
oriented layout to avoid as much disturbance in that area as possible
• Buildings will be outside of existing high-wire easement —this is where parking,
fire lane and drive lanes will be provided
• Access to the site will match up with existing median breaks and left turn lanes
constructed with Kimball Ave.
• Total of six 6,000 square foot buildings and one 8,400 square foot building
• Primary uses will be general and medical office and parked as such
• Articulation and materials will meet City standards as required per ordinance
• The zoning will be S-P-1 with base zoning of 0-1 (office)
• With residential adjacency on the west — will have to adhere to building setbacks
and this layout complies with that

QUESTIONS / CONCERNS:
• Support project — high power lines traverse through the center part of this
property and have been a challenge for properties on the west side of Kimball
Ave.
• This proposal in line with the other construction on west side of Kimball Ave. from
SH 114 northward
• With the project that occurred across the street on Highland there were resident
concerns about egress and access on Highland — appreciate the egress and
access to go onto N. Kimball
• Disappointed in lack of interest in keeping green space — have enjoyed looking at
horses on that property. Would like to see more green space, open parks in
areas. (Comment applies to each proposal front the SPIN Town Hall Forum on
June 13 , 2017)
