Located on North Kimball Avenue, north of Southlake Glen Drive and south of East Highland Street, Highland Corner is a 6.068 Acre proposed Office Commercial development. The development consists of eight(8) lots including seven (7) buildings, numbered 1 thru 7 and one (1) X lot. Lots 1 thru 7 will consist of general and medical office uses that will be served by a common access easement and public utilities connecting to the existing utilities in the Kimball Avenue Right of Way. The Land Use change consists of 6.068 acres, the request is to change from Medium Density Residential & Mixed Use to Office Commercial. The Buildings range in size from 5,976 square feet to 8,319 square feet. Lot 8X will be a drainage easement including a detention basin for the development. The proposed development is adjacent to the Future Land Use designation of Mixed Use to the South and adjacent to Kimball Highland, an office development zoned B1, to the north. The widening of North Kimball Avenue, to a four-lane divided thoroughfare, along with the increased traffic has created an environment conducive for office use. With the widening of North Kimball Ave and the increased traffic the lots adjacent to the Right of Way no longer warrant a desirable residential use. The Land Use change to Office Commercial will allow for an appropriate transition from the thoroughfare to the existing residencies. The office use will act as a buffer between existing residential and a four-lane divided thoroughfare. This has provided an opportunity to create uses that differ from the Future Land Use that will serve the community's needs. The proposed development applications include a Traffic Impact Analysis including both the A.M. and the P.M. peak hours. Two driveways are proposed at the existing median breaks in North Kimball Avenue. This will keep the commercial traffic off the residential streets of E Highland Ave and Southlake Glen Dr. If you have any questions or need anything else please do not hesitate to contact us.
