Property Situation:
• 2415 W. Southlake Blvd.
Development Details:
• Three (3) single-story, approximately 7,500 square foot medical office buildings with
surface parking
• Quite a bit of tree elements, and a drainage area
• Designed buildings to look out on to that drainage area
• Using 0-1 zoning as basis — 35% landscape
• There is already an office building in the corner that this project will use to tie into—will
use their existing drive approach out to FM 1709
• Three (3) residential scale office buildings with large glass —transitional style, leave
enough height at entry points for signage

QUESTIONS /CONCERNS:
• Who owns the properties, what is the purpose?
o Owned by the Ajlouni brothers —will be leased as medical uses. Not surgery
centers, not typically the type of facilities right now that are opened 24 hours a
day
• Access is off FM 1709?
o Access point (drive approach) already exists now. Will be the only drive out of
this project onto FM 1709— highway department tries to make driveways 360
feet apart
• Where is the driveway in relation to the creek?
o Buildings are up on the high side above what would be the floodplain level of the
creek
• Water retention will be where?
o All along the creek —the water would be released at the same capacity that the
vacant land releases the water now
• Have you had a chance to speak with any surrounding neighbors?
o Have not gone specifically to talk to neighbors
• There is a residence in the corner—what will be done in that area to separate from the
business?
o Made sure the building was kept away from the residence —will do some parking
in that space so the building does not feel that it is looking right in the back yard —
will keep 10 foot landscape buffer to protect that
• Could you consider the parking on the back side in a bigger landscape buffer between
that one neighbor?
o Very limited by the creek bed, and there are a lot of trees that we are saving. The
building is placed to protect that aspect of the property. Usually along
residential would have a fence —will have a nice landscape buffer that buffers
them. Car parking is unobtrusive to a neighboring site
• Is there a way for the parking to go on the back end?
o No because that is drainage easement
• For the 2035 plan for the routing of the actual running trails the City of Southlake is
planning for, where exactly would that set? On the other side of the creek bed? Help the
City develop that?
o Don't know where exactly that is. Need to look at that
