Item 9A Demonstration Demonstration Please demonstrate that the flowinR conditions are applicable to the requested sign variance. - 1.That a literal enforcement of the sign regulation will create an unnecessary hardship or practical difficulty on the applicant. The current design is in the style used on the building,and complying with the"new"style/form requirements will make signage inconsistent with the other signs on the building. I only have 3 years left on this lease before I retire: during this time,there will be no diminished aesthetic appeal/value on my proposed signage.Additionally,the added cost is prohibitive to comply and will cause an unnecessary hardship(loss of income). 2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected property and is not self-imposed. In addition to creating a sign that would be inconsistent with existing signs,and the prohibitive costs, ($9,000 vs$5,000).The landlord has been uncooperative in all past endeavors to establish street-front signage. This delay on the part of the landlord has created the current situation. 3. That the variance will not injure and will be wholly compatible with the use and permitted development of adjacent properties. The variance I am requesting will be completely compatible/consistent with the adjacent signs on the building and are consistent with the permitted development of adjacent properties. In fact,changing the design to meet current regulations would detract from the consistent building signage and look of the building overall. 4. That the variance will be in harmony with the spirit and purpose of the sign variance. Complying with the new regulations will cause the signage to be unharmonious with current signage spirit and purpose. The variance will allow my requested sign to be in harmony with the spirit and purpose of current signage,while creating a more visually appealing appearance to the building for Southlake.
