PZ Item 10 - ZA17-067 SPCase No. ZA17-067 S T A F F R E P O R T September 1, 2017 CASE NO: ZA17-067 PROJECT: Site Plan for Protein Fit Kitchen Patio Structures - Park Village EXECUTIVE SUMMARY: Calibrated Investments, LLC and Green Tag Builders are requesting approval of a Site Plan for Protein Fit Kitchen Patio Structures at the Park Village Development on property described as Lot 1, Block 1, Park Village, an addition to the City of Southlake, Tarrant County, Texas, and located at 1035 E. Southlake Blvd. The store address in Park Village is 1151 E. Southlake Blvd., Suite 390. Current Zoning: “S-P-1” Detailed Site Plan District. SPIN Neighborhood #9. This property is located in Building ‘N’, Suite 390 of Park Village at the southwest corner of E. Southlake Blvd. and S. Carroll Ave. Other businesses located in Building ‘N’ include Taverna Rossa and Sur la Table. City Council approved a Zoning Change and Site Plan for the Park Village development on October 15, 2013 to allow construction of approximately 196,000 square feet of retail and restaurant development on approximately 22.48 acres at the southwest corner of E. Southlake Blvd. and S. Carroll Ave. A condition of approval of the Zoning Change and Site Plan was that all patio covers and structures come back at a later date for Site Plan approval. The applicant is requesting approval of a Site Plan to add two approximately 8’ x 12’ wood and steel patio structures in front of the new Protein Fit Kitchen in Park Village. The structures were constructed without the issuance of a building permit. If the Site Plan for the structures is not approved, the structures must be removed. VARIANCE REQUEST: Zoning Ordinance No. 480, Section 43.9.c.1.e requires exposed structural support columns to be constructed of or clad in the same masonry material as the principal structure. The applicant is requesting a variance to allow powder coated steel columns as depicted on the elevations and photos.
