APPLICANT/ BUSINESS OVERVIEW:
DYL Fitness, LLC, also known as The Journey is a holistic wellness business focused on fitness, health and
nutrition.
Paired with resistance training and nutrition, our fitness and wellness education center provides the
environment for real change. Improving our clients' lives by helping them redesign their life starting
with fitness and health.
Our training and wellness coaches work with doctors, nutritionists, chiropractors, and other wellness
coaches to feed this holistic approach to life. Our services include (personal training, yoga, ozone
therapy, liver cleanses, detoxes, life coaching & massage therapy.)
Hours of Operation — Private training and schedule small group classes:
Monday— Friday: By appointment only or calendar scheduled classes
Saturday: By appointment only or calendar scheduled classes
Sunday: Closed
There will be ten (10) training coaches and three (3) wellness coaches for one-on-one training and
education classes, as well as scheduled small group classes.
Will offer wellness classes (15 people maximum in the classes) teaching our clients about a greater
quality of life through a proactive approach to our personal wellbeing.
BUILDING / PROPERTY:
Primary location is 2845 Exchange Blvd., Southlake, Texas 76092. This property was constructed in 1996
and has been a multi -tenant lease building.
Attached is a location map for reference. The property is located in an Industrial and Office/Flex area
with existing fitness and class/school related business as well as office, medical, and light industrial uses.
Current Tenant Mix: Catering Kitchen 3,000 sf Suite 100 and Applicant to occupy Suites 140 and 180
which is 8,720 sf.
Attached for reference is the Building Space Plan reflecting the building footprint and general layout of
Suites 100, 140, and 180. Additionally, the Survey/Site Plan is also attached as reference to show the
existing access and parking layouts.
Applicant does not anticipate modifications to the Premises except for cosmetic upgrades for paint and
flooring.

ACCESS:
The subject property as three (3) curb -cuts for ingress/egress on Exchange Blvd. Two (2) curb -cuts for
the 2845 Exchange Blvd., property and one (1) curb -cut for the 2835 Exchange Blvd. property which is a
cross access location and same property ownership.
There are existing drive lanes and access paths for vehicular and pedestrians. No additional
modifications are necessary based on current configurations.
LIGHTING:
The subject property has four (4) exterior wall pack lights on the front elevation of the property. Parking
is only permitted in the front of the building. There is no vehicular access to the size or rear of the
property, landscape areas only.
AIRPORT OVERLAY ZONE:
The property is existing construction since 1996 and it is ownership's understanding that the Property
and Building meet the existing requirements for the Airport Overlay Zone. The Property was sold in May
2016 with no known issues or additional requirements necessary.
