Zoning Ordinance
- Clarify “Lot Coverage” (maximum cumulative area) for residential accessory buildings and
structures;
- Address accessory structures other than buildings (i.e. outdoor kitchens, fireplaces, fire pits);
-Remove masonry requirement for portable buildings permitted by “Special Exception Use”;
-Correct miscellaneous section references;
-Establish threshold for sidewalk requirements and provide City Council variance authority;
Summary of Proposed Changes
Detached Accessory Building Area
- Separate max. cumulative accessory building area
from under “Lot Coverage” regulation
- Clarify max. cumulative accessory building area
applies to structures having a roof
Accessory Structures Other Than Buildings
-Add Fire Places/ Fire Pits in any yard, 10’ from
combustible structures per Fire Marshal;
-Add outdoor kitchens to side or rear yard not
forward of principal;
-Add flag poles subject to max. district height;
-Clarify setbacks for accessory buildings if
underlying district sets a lesser standard;
-All structures greater than 8 feet in height shall
be a minimum 10 feet from a property line;
Portable Buildings
- Remove permanent foundation and masonry requirement for
portable buildings approved by Special Exception Use (ZBA)
Sidewalks
-Set threshold at 20% increase for
sidewalk required with Site Plan
approval;
-Allow for City Council variance
approval;
-Remove Exemptions;
-Set minimum width at 5’
