Please demonstrate that the following conditions are applicable to the requested sign variance:
1. That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
Since The Offices at Kimball Park was approved by City Council to be set back
approximately 1000' from SH 114, it is critical upper floor signage be
approved to allow for visibility from SH 114 and 114 frontage road.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
Placement of a sign below the 4t" floor would severely limit the visibility of
the sign given the significant distance from 114. The unique shape of Kimball
Park (narrow from south to north) forced the office development to be set
back significantly from 114.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
This request is nearly identical to the approved variance for the Cambria Hotel
located on Lot 1 (adjacent to The Offices at Kimball Park).
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
Again, this request will be in harmony with already-approved sign variances
for other lots in Kimball Park.
