Item 6F - Presentation Apricot Lane Site Plan Item 6F ZA16-067 1 Applicant: Apricot Lane Southlake Request: Approval of a Site Plan to revise the storefront elevation for Apricot Lane Location: 218 State St. ZA16-067 Apricot Lane Southlake is requesting approval of a site plan to revise the existing storefront elevation of the lease space located at 218 State Street. 2 The future land use is Town Center. 3 The current zoning is “DT” Downtown District. 4 Aerial View This is an aerial view of the Apricot Lane location within Town Square. The tenant space is located next to Jamba Juice and Mi Concinas (Frenseca) 5 Proposed Elevation (PZ 9-8-16) This slide shows the proposed revised façade on the left of the slide. The two photographs on the right show the existing façade with tan stucco and brick . The revised façade will include modifications to replace the smooth stone with a white brick veneer and a new wood door. The signs will not be a component of this site plan. 6 Proposed Elevation (PZ 9-8-16) Proposed wood door This is a drawing of the proposed elevation with the proposed wood door. The sign is not being considered with this site plan application. 7 Revised Proposed Elevation Option (CC 9-20-16) Proposed Option 1 Proposed Option 2 RPAI Approved Façade Material After the September 8th P&Z meeting, the applicant has met with the landlord, RPAI, who did not want the cast stone façade to remain on the lease space. The applicant has revised the proposed elevations to a cream colored brick veneer shown in option 1. RPAI has approved option 1 only. 8 Floor Plan State Street This is the proposed floor plan. 9 Photographs Current Building Facade These are photographs of the existing façade. 10 Planning and Zoning Commission August 8, 2016; Approved (5-0) subject to the Staff Report dated September 2, 2016; however, noting the following change at the request of the applicant that the existing façade will remain unchanged from its current condition; however, the existing door will be replaced by a wooden door that was shown in the staff report. 11 Questions? 12 Building Elevation Prior to Markham Jewelers 13 Existing Approved Elevation (ZA13-042) This is the existing approved elevation for the Markham jeweler approved in 2013. 14
