A variance to Ordinance No. 480, Section 33.21, as it pertains to Building Color Standards for a Non- Residential Building is requested. Location: 1252 Main St., Space # 244 ZA16-072 Permits 2U is requesting approval of a Site Plan for Lauren James on property described as Lot 1, Block 2R1, Southlake Town Square, Phase I, and located at 1252 Main Street, Space # 244, The purpose of the site plan is to add an awning and door to the existing space that is a prohibited color as defined by section 33,21 of the City’s zoning ordinance. 2 The Land Use designation is Town Center 3 The zoning is Downtown District 4 Aerial View The tenant space is located on Main street between Sweet and Sassy and the Boardroom 5 Site Plan – Variance Exhibit The color of the awning and door is a pink chalk color. As mentioned the color is prohibited by the zoning ordinance, The proposed awning is metal with a powder matte coating; and is approximately 6 feet wide and projects approximately 2 feet 10 inches. The applicant has provided a color sample and following my presentation I will provide the sample to Council. 6 Site Photos Here are some site photos of the store currently.
