SB item 8 - DemonstrationWith a 175-room hotel, 3 restaurants, retail and Class A office with upwards of 12-15 office tenants, it is critical Kimball Park be allowed to have a monument signs commensurate with the size and scope of the development. Not approving this variance would create an unnecessary hardship impacting our ability to attract high-quality, “Class A” tenants to Kimball Park. The SH 114 frontage entrance to Kimball Park sits significantly below SH 114. This significant elevation change was man-made as a result of TXDOT’s construction of the Kimball overpass over 15 years ago. Having a slightly larger sign is critical for enhanced visibility from SH 114. Given the size of the Kimball Park development, we believe our sign request is comparable to similar mixed-use developments and wholly compatible with adjacent properties. We believe our monument signs are tastefully-designed and in keeping with the spirit and intent of the sign ordinance. In fact, our signs are smaller than many other recently-approved monument signs.
