This is an aerial view of the property located at the northwest corner of N. Carroll Ave. and E. Highland St., which is to be the future alignment of Kirkwood Blvd.

Approved Site Plan for Kirkwood Crossing
A Zoning Change and Site Plan for Kirkwood Crossing from “AG” Agricultural District to “S-P-1” Detailed Site Plan District to develop two one-story office buildings on approximately
0.89 acres was approved by City Council on November 18, 2014. The approved lot line between the two buildings is shown as the yellow dashed line. The first phase, which consists of
a general office building with approximately 3,200 square feet of floor area on the northern lot, is currently under construction. The second phase will consist of an approximately 3,802
square foot medical office building on the southern lot. The site was not served by City sewer when the development was originally approved, so the property was platted as one lot until
such time that City sewer is extended to the property. The northern lot was to be served by a septic system until City sewer is available. City sewer is currently under construction
to serve both of the proposed lots and it should be completed by September 2017, so the construction of the septic system is not needed. The plat can be recorded once City sewer is available
to both lots.

Plat Revision
The proposed plat revision conforms to the approved S-P-1 zoning and site plan. A review comment has been included to add the corner clip on the front building line for a possible future
roundabout as it was shown on the approved Site Plan.

Approved Tree Preservation Plan
There have been no changes to the tree conservation plan since it was approved with the S-P-1 zoning in 2014.
