- A Plat Revision for Lot 5R1, A. A. Freeman No. 522 Addition to combine Lots 5R and 6R into one lot was approved May 4, 2004. The properties were combined so that the owner of the
northern lot could build a garden shed and a gazebo on the southern property since accessory buildings must be located on the same lot as the principal structure.

Tree Survey
The garden shed and gazebo are proposed to remain on the southern lot. The current owner of both properties and the future owner of the southern lot both understand that the accessory
buildings cannot remain on the lot without a principal structure and they have agreed that a building permit for a home on the southern lot will be issued by the end of September 2017.
The garden shed is located approximately 15’ from the proposed property line and a 10’ setback is required since it is less than 500 square feet in size.

Preliminary Tree Plan
A preliminary Tree Conservation Plan has been provided. A Tree Conservation Plan that meets the requirements of the Tree Preservation Ordinance will be required prior to the issuance
of a building permit. The preliminary plan shows that 24% of the existing trees on the property are proposed to be removed.

Subdivision Ordinance No. 483, Section 5.06.B requires a 4’ sidewalk at the time of construction with the platting or replatting of residential property. The applicant is requesting
a variance to the sidewalk requirement since there are no sidewalks to the north or south of the subject property on the same side of the street.
