FORUM SUMMARY:
Property Situation:
• 3311 E. SH 114
Development Details:
• Proposed awning addition that would go over an existing patio
• There would be some additional small awnings
• The applicant noted there would be no change to any current zoning, use, or area —just
an update to the elevations
• No change to the current parking or landscaping
• The awning will cover an existing patio (approximately 520 square feet), plus adjacent
windows
• Material of the awning is compliant with current fire code (NFPA 701)
• Sprinkler heads will be added per direction of the Fire Marshal to the exterior area
• Screens above the railing where you can see in will be approximately 75% transparent,
so you can see into and out of the awning, with a small border around those openings
• A small ridge portion of the awning projects out with the same projection of the ridge line
of the roof, paralleling the existing architecture
• Requesting a variance to not wrap the existing steel tubes (columns) that will support the
awning in masonry
