SB Item 7 - SV17-007 MarshallsCase No. SV17-007 S T A F F R E P O R T July 28, 2017 CASE NO: SV17-007 PROJECT: Variance to the Sign Ordinance No. 704, as amended, for Marshalls EXECUTIVE SUMMARY: Tracey Diehl of Expedite the Diehl, on behalf of Marshalls, is requesting approval of a variance to the Sign Ordinance No. 704, as amended, to allow the proposed south rear façade building sign to exceed the allowable letter height. Marshalls is located at 2235 E. Southlake Blvd., Southlake, Texas. REQUEST DETAILS: The applicant is requesting a variance to the Sign Ordinance No. 704-H requirements, as amended, to allow the proposed south rear façade building sign to exceed the allowable letter height of 16-inches. The sign will be located 86-feet from the S. Village Center back of curb. The proposed rear sign letters will be 42-inch and 27-inch, blue-faced back lit channel letters. The proposed sign will be approximately 63.29 square feet in area which meets the allowable sign area of 70 square feet. The existing north elevation façade sign (front of the store) meets the sign ordinance and is approved for the location with 36- inch blue-faced back lit channel letters (the distance from E. LEGAL DESCRIPTION: Lot 2, Block 1, Kimball Oaks Addition CURRENT ZONING: “S-P-1” Detailed Site Plan District HISTORY: May 20, 2014: City Council approved the Master Sign Plan for Kimball Oaks only approving the subject signs as discussed in this motion: With respect to Building 'E': approving the sign package as presented in the drawings before Council and the scale presented on the architectural drawings are subject to the staff's review and concurrence with the scale therein; also only approving Building 'G', otherwise known as the Bassett sign, with the same stipulated requirements as Building 'E'; approving the monument sign package adding the applicant will add eight inch (8") illuminated address numbers in the range appropriate for the addresses in the development; and also approving the Corner Sign Feature as presented at S. Kimball Avenue and E. Southlake Boulevard; and also approving, with respect to Building 'C', only approving the east and south elevations with the sign and logo fitting within the existing architectural elements as indicated in the drawings, specifically within the lighter colored tan area within the columns; and for staff to review the intent of Council to have the appropriate band of architectural color around the sign within the architectural element on the building. (MSP14-001) June 17, 2014: City Council approved the conditional sign permit noting the following: no action on Building ‘G’ tonight and will be going back to the sign committee for consideration; in consideration of Building ‘C’, the north elevation for the maximum logo size of 72 inches with 20 inch letters for the ‘PGA’ and 36 inch letters for the ‘Superstore’; and east elevation as presented; and the south elevation to match the east elevation (for letter and logo sizes; and noting the south elevation will not be lit).
