A: 2.59 acres Q: Any feedback from neighbors? A: SPIN Town Hall Forum was held  Paul Moss, representing the project, made a presentation to the Committee. The following includes comments by the presenter and other representatives of the project: o Recently finished another property on Southlake Blvd. o Do a lot of projects very similar to this, garden office o Held a SPIN meeting last week - there were questions about protecting the wall (neighbors to the north) o Want to have a sit down with adjacent homeowners o Would have about 200 trips per day into this property o Davis (Randol Mill) will be high traffic corridor when finished  Questions for the Applicant by the Committee Q: Right now it is all spec? A: Yes - have done about 170 individual office buildings in the last 10 years Q: Have you done any planning that would show the access easement going north from Sprouts into this development? A: Not yet - feel like this would be a smooth transition Q: All single-story? A: Yes - all single story  Comments by the Committee o Cross access easement may need to be vetted (with the school there) o Primary driveway should be by the commercial or the middle of the lot o Hardly any way to go north out of there o Looks like there are too many buildings; if you built some more green space it would lessen the traffic - would make it not such a hard transition o Building two houses there would likely be there same square footage Southlake 2035 Corridor Planning Committee Item #3 – 360 Randol Mill Ave. Meeting #10 – April 19, 2017 Page 4 o Main problems: if you move forward, getting parking lot off Randol Mill would be important; would probably not think 5 buildings is appropriate - two, maybe three depending on the size - concern with single access for number of trips o Traditionally on residential adjacency there is a buffer to the homeowner o Great opportunity to do something with lower density o Look at lower density, circulation o Look at cross access easement o Traffic backs up to Johnson Rd. at 5:00 o There are a lot of trees that could be preserved o This could be turned into something really nice o Biggest decision is the change in land use - anticipated having this discussion Southlake 2035 Corridor Planning Committee Item #3 – 360 Randol Mill Ave. Meeting #10 – April 19, 2017 Page 5 STAFF PRESENTATION SHOWN TO COMMITTEE: Southlake 2035 Corridor Planning Committee Item #3 – 360 Randol Mill Ave. Meeting #10 – April 19, 2017 Page 6 Southlake 2035 Corridor Planning Committee Item #3 – 360 Randol Mill Ave. Meeting #10 – April 19, 2017 Page 7 Southlake 2035 Corridor Planning Committee Item #3 – 360 Randol Mill Ave. Meeting #10 – April 19, 2017 Page 8
